Will you obtain all of the required building permits?
For work requiring specific permits and where the timeline allows it, the necessary permits will be obtained.
How do you communicate with your clients?
We communicate via email, phone or text message, depending on the client’s preference. Questions arise throughout the project duration and it is important any concerns are addressed in a timely manner as they will most certainly contribute at keeping the project on track financially and time-wise. A point of contact will be designated at the beginning of the project; usually the project manager.
Are you licensed for this type of work?
It is our policy not to accept and undertake any kind of work that could prove outside our expertise or the one of our partners.
Which types of insurance do you carry?
We carry a General liability insurance as needed to cover you in case of any misfortunes. Workers’ compensation insurance (after a certain number of employees).
Can you provide a list of references?
This is where work that has been done for other investors and for flips will come into play as we are building clientele. If needed, we can provide references upon request.
What is an expected timeline for this project?
Each project is different, as each individual is different. But given our experience we would be able to provide you with an expected timeline either after the project details have been expressed, or for more comprehensive projects, in person.
Will you hire sub-contractors for the job?
Depends on the size and nature of the work being done, but it is safe to assume sub-contractors will be present on the job.
How will my project be supervised?
The project manager will be the main point of contact throughout the project (start to end) and will visit the site at all crucial stages in order to mitigate the risk of misunderstandings and delays in cost and timeline. With regards to daily supervision, a project foreman will be appointed to ensure all daily activities are carried out as agreed upon.
What kind of written warranty do you have?
Depending on the project, the warranty will vary. For general renovation work, the warranty will range from 1 to 2 years, whereas for work such as foundation work it will be of a minimum of 10 years.
What’s your typical payment schedule?
Generally, the payment schedule is agreed upon together with any other contract terms before work begins, including payment amounts, key deliverables, and due dates.
Do you anticipate any challenges regarding this project?
Usually every project needs to have a certain level of contingency, as once the project starts and possibly walls are opened, more often than not there are things that were not known or planned for. Any visible or foreseeable challenges will be presented by the project manager upon the initial visit and during any subsequential critical stage visits. Additionally, if the crew were to discover any challenges along the way they would be addressed as soon as possible. Regardless the situation, we would make sure to present any challenges in a logical manner and provide possible solutions that would work both with your timeline and budget.
